  • Berlin is Germany's capital city and as such is in a permanent state of flux. The opening up of the East with the intense change and construction boom have now slowed down. The city is slowly beginning to settle down. From the retailing viewpoint, the market and its shopping areas are currently over-saturated. Berlin currently has two principal retail centres: Kurfürstendamm/Tauentzien in the West and the centre of Berlin with Potsdamerplatz and Friedrichstrasse. In addition to these top locations, Schlossstrasse in Berlin-Steglitz and Wilmersdorferstrasse in Berlin-Charlottenburg are important areas. Roads in other districts have forfeited spending power because of the large number of shopping centres spread throughout Berlin and are increasingly tending to accommodate local outlets.   • Berlin ist die Deutsche Hauptstadt und ist permanent in Bewegung. Die Ostöffnung mit dem intensivem Aufbruch und Konjunkturbauboom hat sich verlangsamt. Die Stadt beginnt sich langsam zu konsolidieren. Aus der Einzelhandelssicht ist der Markt mit Verkaufsflächen z.Zt. mehr als gesättigt. Berlin hat derzeit zwei Haupteinzelhandelszentren : Der Kurfürstendamm/ Tauentzien im Westen und Berlin Mitte mit dem Potsdamerplatz und Friedrichstrasse. Neben diesen Spitzenlagen behaupten sich noch die Schlossstrasse in Berlin Steglitz und die Wilmersdorferstrasse in Berlin Charlottenburg. Alle weiteren Stadtteilstrassen haben an Kaufkraft aufgrund der vielen in Berlin verteilten Shoppingcentren verloren und halten zunehmend Nahversorgerfunktion inne. Viele neue Projekte wie der Leipziger Platz, B Alexanderplatz u.a halten weiter die Stadt in Spannung, sie aber immer attraktiver machen. Kaufkraftindex (2011): 90,7.
