Munich, as the provincial capital of Bavaria, is one of the most successful European business areas. Its high purchasing power and central location make Munich a desirable site for retail firms expanding internationally and are thus driving up commercial rents. One exception to this is Schwabing. This part of the city which lies near the university is steadily developing into an attractive young mix of retailing and gastronomy. The focal point of the retail environment is formed by Neuhauser/Kaufinger Strasse, streets devoted to shopping, and, the more up-market area of Theatiner/Maximilianstrasse. Shop rentals are the highest in Germany. As well as the two existing strong shopping centres, PEP and Olympia, there is the MFI/DIFA shopping centre project, the Riem Arcades, in the north of the city, which openning occured in March 2004.
München als Landeshauptstadt Bayerns bildet einen der erfolgreichsten europäischen Wirtschaftsräume. Medien- und Kommunikationstechnologien, Banken, Versicherungen, Finanzdienstleister, Wachstumsmärkte wie Life Sciences sind die wirtschaftlichen Schwerpunkte (BMW, Siemens etc.) Hohe Kaufkraft und Zentralität macht München begehrt für international expandierende Einzelhandelsunternehmen und sorgt somit für steigende Mieten. Ausnahme bildet Schwabing. Dieser universitätsnahe Stadtteil entwickelt sich ständig weiter in einem attraktiven jungen Mix aus Einzelhandel und Gastronomie. Mittelpunkt der Einzelhandelslandschaft sind die Konsummeilen Neuhauser/ Kaufinger Strasse sowie im höherwertigeren Bereich die Theatiner/Maximilianstrasse . Die Ladenmieten stellen oberstes Niveau in Deutschland. Neben den zwei bestehenden starken Shoppingcentern PEP und Olympia befindet sich im Münchener Norden ein Shoppingcenter der MFI/DIFA, die Riem Arcaden, der im März 2004 fertiggestellt war.
