- Elephant & Castle has good transport links and is within walking distance of the City and the West End. However it is regarded as a down-market area to live despite its proximity to central London. The area is now subject to a redevelopment budgeted at £3 billion. It covers an area of 170 acres (68,8 h) and envisages restoring the Elephant & Castle to the role of major urban hub for inner South London. Lend Lease Europe has finalised terms for a conditional Regeneration Agreement with the London Borough of Southwark in July 2010 with St Modwen (which acquired the shopping centre in 2002) taking charge of the redevelopment of it. Construction work to begin in 2014. But the agenda could change as the council decided to demolish the centre in Sept 2013. In Décember 2013, St Modwen joint venture sold Elephant & Castle to APG and Delancey for 80 M £. The project was authorized in December 2018 by the Mayor of London.
