NEO is a large requalification project of the Heyzel stadium area (67 hectares). KCAP is in charge of the masterplan. It will include "The Mall of Europe" shopping centre (about 72.000 sqm) with some 230 shops, 30 restaurants, a 4-000 seat cinema (the largest one in Belgium) while the first indoor "Spirouland" will anchor the 15.000 sqm leisure centre. Touristic equipments (the Atomium is close to the area) sports equipments, housing and eventually a 60.000 seat football stadium will complete the scheme. In december 2012, EXCS (City of Brussels) shortlisted 3 groups for the development of the first phase (including the shopping centre and the leisure activities) : Hammerson, Soficom, Codic/AG Real Estate, Wereldhave / Unibail-Rodamco, CFE, Besix. Rodamco, CFE and Besic won the competition in April 2014. The decision to relocate the Heysel stadium which is situated in the middle of the area on another site will certainly boost the project.But some legal appeals are under way.
